Home Staging
For nearly 28 years, Paul and his wife Lynn owned and operated the Framing & Art Centre in Victoria. Although Lynn is not a licensed realtor, she is very experienced in the field of Home Decor and understands the importance of quality home staging which is an important part of the effective marketing of your home.
Lynn will assist Paul in helping you prepare your home for viewing and sale. The most important thing that you must understand is that a potential buyer must be able to envision their belongings fitting comfortably into the home that they are viewing. Properties that sell most quickly are properties that have a "neutral" look to them when a potential buyer arrives for their viewing.
Here are a few tips that will help you stage your home for viewing...
- Have your garage sale before the FOR SALE sign goes up and before your property is listed on the Multiple Listing Service (MLS). This is a common mistake that many people make. The first few days to a week after your home goes on the market is when there is the greatest amount of interest in your property. Initially your property is listed on the MLS as a New Listing. All the Realtors who have buyers looking in your area will drive by to look at your property and if they like what they see, they will want to schedule a time to have their buyers view your property. The last thing you want at this time is to have your driveway and front yard full of all of the stuff that you want to get rid of and garage sale shoppers all over the place.
- Clean up outside. This seems obvious but it is very important. Clean up around your yard and remove things piled up around the outside of your home. Curb appeal is so important. Most potential buyers will drive by your home first before deciding to view it. If they don't like what they see from the street, they are not likely to want to see the inside. A freshly cut lawn goes a very long way in attracting potential buyers.
- Clean up inside. A neat and tidy home makes the viewing experience for a potential buyer much more enjoyable than it would be if the home looks and feels unkept.
- Remove personal objects. Remember, again, that the most important thing for a potential buyers is that they must be able to envision themselves living in the home that they are viewing. Remove all of your family photos, knick knacks, heirlooms etc so that the a potential buyer can view the home as if it is a clean canvas. Again, properties that sell most quickly are properties that have a "neutral" look to them when a potential buyer arrives for their viewing.
- Paint and clean carpets. This is important especially if your paint colours are very bold and personal and your carpets are quite dirty. A bright purple wall will give a room a very specific look and may not appeal to everyone. Neutral colours are usually the most safe and they allow viewers to envision themselves living in the room. Bright clean carpets are always a positive selling point.
